    I wish you a safe arrival in Offenbach.


    If you have an apartment in the Goethe Quarter, you will have a fiber optic connection.

    As far as I know the providers are all similarly reliable. I myself was with Vodafone in the meantime and now again with Telekom.


    I recommend you to check24 (you have to check your correct address) for the desired flatrates (Internet, fixed network TV) plan router inclusive?, because not every provider has "everything" you might want in the offer.

    On another topic: I heart that the municipality of Offenbach in the recent years has significantly increased the taxation for the owner of apartments. Do you know where I can find updated information on the current taxation level, including all federal and local taxes?

    For 100 sqm how much should I expect to pay?

  • The type of tax is Grundsteuer (land tax). Offenbach dramatically increased their so-called land tax leverage rates last year from 600% to 995%. In comparison, Frankfurt has a rate of 500%. The leverage applies to the value of the land and is then distributed among the apartments in proportion to their sizes. For a 100 qm flat, expect an actual yearly tax somewhere between 300 and 600 Euro. The tax can be lower or higher, depending on the land size, the registered value and the numbers of flats.     As epizentrum has already written, the tax to be paid depends on several factors and is calculated with the following formula:


    Unit value x tax rate x assessment rate = property tax


    The collection rate was raised from 665% to 995% last year in Offenbach.

    (However, this is not very unusual for cities with a high influx and at the same time too little trade tax revenue / per inhabitant). The rate of assessment for property tax B was raised, for example, from 660 % to 810 % in Berlin in 01.01.2007.


    The city of Offenbach in particular has to spend a lot of money on the renovation and construction of schools. Mayor Mr. Schwenke is of the opinion (I think he is right) that in the coming years the rate of assessment in Offenbach can and will be lowered significantly again, as more tax revenue will be generated in Kaiserlei, the Port Lace and in Offenbach-Ost through newly established businesses.


    Only the assessment rate does not have to be calculated. At the calculation of the unit value one can see that the calculation is "difficult".



    What is the unit value?


    1.) In order to be able to compare real estates with each other and also tax them, the tax authorities determine the so-called unit value. The unit value tells you what the house would have cost in 1964 (old federal states) or 1935 (new federal states). So it happens that you buy a house for 400.000€, but the unit value is only 50.000€.


    2.) Depending on the ratio of property to house or the number of apartments (sqm), a property tax rate must be calculated.


    3) The municipality has now as a last resort the possibility to decide a rate of assessment, e.g. Offenbach 995%.


    I myself own a condominium (158 qm) in Offenbach in an old building (around 1900) , with 4 floors, land size (450 qm) / 4 parties

    Here I pay 4 x 74,35€ = 297,40€ per year


    In Frankfurt I own a small terraced house (146 qm) built (2002) land size (160 qm) / 1 party

    Here I pay 4 x 202,89€ = 811,56€ per year


    Since the apartment in the Goethe Quarter is very new and of high quality, the standard value will be rather "high".

    However, since the property is "densely built", the tax rate will be rather "low".

    I would roughly calculate with 4 x 200,-€ = 800,-€ per year.

    I moved to my apartment some months ago and I am exploring and enjoying the city of Offenbach, to the extent possible during this challenging period.


    For the time being my impression are positive, I like the city very much: it is close to the river, overall well connected with public transports and highways, there are many good shops selling ethnic food, the forest is not too far, etc.


    In this regard,I would like to ask you your suggestions about:

    -) a good Metzgerei in Nordend/Market Platz area, just to try something different from Rewe, Aldi, etc;

    -) a specialized shop for Mehl since like to make pizza at home :)...for the mozzarella I already go to L'abbate :).

  • Trinita for a nice change to Rewe and co. you can go to Stelios Supermarket on Wilhelmsplatz 7. It's a kind of Mediterranean supermarket with everything from meat, fish, pasta, olives etc etc. Very simple shop, but good.


    Specialised shop for flour is a tricky question. Not sure about what to say. I'd probably try Edeka in Frankfurt Ostend. Huge supermarket with an amazing selection of everything. There you will probably find 10 different kinds of wheat flours in the shelf. Worth the trip over the river. One of the best supermarkets in Rhein-Main. Otherwise you might want to try Tegut in Komm Center in Offenbach. They also have a decent selection. Or you got to Alnatura in Offenbach Hafen. Small but specialised selection of products. All these places are actually good and you should know if you live in OF.

  • Hat eigentlich noch jemand etwas vom Neubau der HfG gehört? Ist immerhin eines der größten und wichtigsten Projekte für OF, aber seit Jahren gibt es nur noch "dieses Jahr aber wirklich" Artikel und seit 2020 nichtmal mehr das. Geld ist doch eigentlich da, oder?

    hope you are all fine.


    I have a question for you.

    In the tiefgarage of our community (Eigentumswohnung) we cannot use our mobile phone because the signal of the network is not available underground.

    I would like to find a way to repeat/extend the signal in the tiefgarage so that in case of emergency (or if the car is broken, or in another cases) I can call with my handy.

    Do you know if this is technically and legally possible?

    If yes, how can I do it? do you have any link?

  • Technically and legally that can be done - but usually not economically.


    The thing is, to provide the signal into the underground parking area and back out again, you need an antenna and a transmitter both on the surface and underground, the cables and power supplies for both. I'm not quite sure whether you need one such set for every provider or every range of frequencies, so in the end it is a lot of trouble and work.


    So you might be without an option to control pre heating your car from your smartphone for a long time.

  • Rund um den Haltepunkt Offenbach Ost tut sich in nächster Zeit einiges, das Quartier 4.0 auf dem Güterbahnhof wird entwickelt, das Clariant-Areal wird neu bebaut und rund um die Daimlerstraße dürfte auch irgendwann mal aufgewertet werden.


    Ist denn im Zuge dessen, die Idee dort einen Regionalbahnsteig zu platzieren zumindest wieder in Überlegung?


    Ich frage vor dem Hintergrund der zur Zeit laufenden Knotenuntersuchung Frankfurt der DB Netz AG. Darin dürfte festgelegt werden, welche und wie viele Fernzüge künftig durch den Fernbahntunnel auf die nordmanische Strecke nach Hanau geleitet werden und wie viel Kapazität langfristig auf der südmainischen Strecke für z.B. einen RB/RE-Halt in F-Ost noch besteht.

    Weiß jemand zu diesem Thema etwas? Z.B. ob RMV und Stadt OF sich hier engagieren?
